Real Estate Automation for Agents: Showings, Offers, and Workflows with Giddy Digs

With Joe Neuman

Show summary

Joe Neuman, founder of Giddy Digs, shares his journey from starting in real estate in 2006 to creating a revolutionary real estate operating system. He emphasizes the importance of automation, relationship building, and personal growth, showing how these principles empower agents to serve clients more effectively and transform the industry.

Key takeaways

  • Giddy Digs automates showing scheduling by auto-routing properties and factoring in drive time between addresses.
  • The platform's one-click 'make offer' feature runs a BPO in the background, factors in days on market, suggests an offer amount, and sends it to the client via DocuSign and to the listing agent by email automatically.
  • Joe Neuman started in real estate in 2006, closing only 6 transactions his first year and 10 his second year, treating those early years as a learning period.
  • In 2020 he closed over 60 transactions and $10 million in revenue without directly asking anyone for business, relying entirely on referrals from repeat 'raving fan' clients.
  • He left working inside a traditional brokerage because he found more personal liability there (broker can drop your license anytime) than in owning his own brokerage.
  • Giddy Digs is aimed primarily at for-sale-by-owner clients and self-directed buyers/sellers, not people who need full-service hand-holding; those users would be referred to agents who record short training videos on the platform.
  • Business goals stated: launch around April 15th, close 100 transactions by the end of the year, then go nationwide in 2027 with a target of over 1,000 transactions.

Questions answered in this episode

What is Giddy Digs and what does it do for real estate agents?

Giddy Digs is a real estate operating system built by Joe Neuman that automates much of the transaction process. It lets an agent schedule showings for a client with automatic routing that accounts for drive time between addresses, and lets an agent make an offer on the spot from a mobile app, pulling a BPO-based suggested offer amount, sending the offer to the client via DocuSign, and emailing it to the listing agent automatically.

Who is Giddy Digs really built for?

Joe Neuman says the platform's main target clients are for-sale-by-owners and buyers/sellers who want to self-manage parts of the transaction, not people who need full hand-holding (he uses the example 'if you lease a car, you're probably not our client'). He expects some users will transition off the platform to a full-service agent, and Giddy Digs plans to refer those leads to agents who record short training videos on the platform.

When is Giddy Digs launching and what are its growth goals?

Joe Neuman said the platform was planning an April 15th launch and is currently available in demo mode at giddydigs.com where users can try writing offers and scheduling showings. The goal is to close 100 transactions by the end of the year, then expand nationwide in 2027 with a target of over 1,000 transactions that year.

Why did Joe Neuman leave working inside a brokerage to start his own?

He said he realized there's actually more liability working inside someone else's brokerage because the broker controls your license and can drop it at any time, and will distance themselves from you if something goes wrong. He concluded there's less liability owning your own brokerage, especially if you're not bringing on a lot of agents who need training.

How did Joe Neuman build his real estate business through relationships rather than cold outreach?

In 2020 he closed over 60 transactions and more than $10 million in revenue without ever directly asking a single person for business. He attributes this to building a network of repeat clients and referral sources he calls 'raving fans,' and he emphasizes that relationships remain the most important factor in business even as automation and AI expand.

So yeah, some of the tools that we’ve created that are very agent advantageous is you as an agent can use GiddyDigs as a platform with your client and you can easily schedule showings within the platform. So it will automatically route all of the properties, allowing for drive time in between addresses and set all that up for you. And then you can, when you’re at a property with one of your buyers,

You can pull out the Giddy Digs app and just hit make offer.

Quentin (02:06)

Hello everyone. Welcome to the Real Estate Pros podcast. I am your host Q Edmonds and I am excited to be here today. I have another fantastic guest that has built something very fantastic for real estate. And so I’m going to let him tell you all the ins and outs, but I believe this is really something quite like nothing that you heard before. You might have heard different components, but I think all these components in one place, I think that’s really going to excite you. So.

I am so excited to introduce you all to Mr. Joe Neuman. Mr. Joe, how you doing today,

Joe Neuman (02:41)

Great, Q. Thank you so much for having me.

Quentin (02:44)

Oh, absolutely, man. Thank you for being here. listen, what I want to do, I’m going to dive right in. I want you to tell the people what your main focus is these days. I would love for you to give us a little bit of an origin story, kind of how you got to where you are now. We love the origin stories. And then, tell them what part of the world you’re in. So tell them, like, you know, people like to know if they can connect with you. They like this guy right around the corner. So knowing where you are really sometimes really help people out. So.

what you’re doing, origin story, and where you are. Mr. Joe, you have the floor.

Joe Neuman (03:17)

Okay. Yeah. So we have built a real estate operating system here at Giddy Digs. And what I mean by that is we’ve taken almost every, every aspect of the real estate process and we’ve automated to such a degree that it’s completely fluid and it prevents, agents or their clients from going out of bounds, you know, whether it’s filling out their disclosures incorrectly or

or the agent making it for the agent to write offers very quickly and easily. ⁓ So origin story, I’ve been in real estate for 20 years now here in the state of Utah. And I got into real estate right in 2006. So a lot of us are familiar with that at that point in time, right as everything started to fall apart.

Quentin (03:50)

Yeah.

Yeah.

Mmm.

Joe Neuman (04:12)

But I felt like it was the perfect time to get into real estate because it basically sent me to school. basically was, you know, for two years, I was just learning my craft and getting better at it. And, you know, my first year or two, I only did six, six transactions my first year and then 10 transactions my second year. But that was, you know, coming into 2007, 2008.

Quentin (04:19)

Mmm.

Joe Neuman (04:41)

and then, you know, just focusing on, because I feel like a lot of agents don’t spend enough time learning in the beginning, you know, cause it does take a couple of years before you get into the swing of things. And I think almost all agents who’ve been in the business for any amount of time will, will agree with that statement. You know, so I just, I’ve always, I’ve always been into technology.

Quentin (04:49)

Yeah.

Joe Neuman (05:07)

I served, was, I hung my license in the beginning at Keller Williams and I quickly became one of their leaders in technology and helping develop systems for Keller Williams, as well as for my local Keller Williams brokerage here. And then I decided that I didn’t want to run my business inside of someone else’s business anymore.

Quentin (05:24)

Yeah.

Joe Neuman (06:22)

I just, didn’t make sense to me to have that much liability in my business. You know, a lot of people say it the other way around. They think there’s a lot of liability in owning your own brokerage, but I learned quickly that there’s more liability running a business inside of another person’s business because you’re basically at their control. They can drop your license at any time. And if anything does go wrong,

Quentin (06:27)

Mm-hmm.

Joe Neuman (06:49)

they’re going to distance themselves from you as quickly as possible. So, so I learned that there’s less liability having your own brokerage, especially if you’re not hiring a lot of agents or you’re bringing on a lot of new agents who need to be trained. so, so I started my own brokerage and, I think it was in the beginning, we, we, we called it my STG because

Quentin (06:51)

Yes, they will.

Mmm.

Joe Neuman (07:15)

St. George is STG and I, and I happened to be able to get the five letter URL, mystg.com. And we moved forward with that, but then too many people thought I was saying my STD. And that was not a good thing. So we started searching for a new name and we spent over a week basically

Quentin (07:20)

Mm-mm.

Ha ha!

Yeah, yeah.

Joe Neuman (07:44)

I, I, I, I, I had created a platform called name Ripple and name Ripple combines two popular sets of words together and then spits out a whole bunch of combinations. So we ran through that all of the really good buzzwords like Giddy, and all of the words that mean real estate from door to a window, to roof, to pillow, to, mean, you name it, keys, whatever,

Quentin (07:48)

Okay.

Joe Neuman (08:12)

casa, whatever words means real estate. So that’s where the word digs come from. So Giddy Digs literally means deliriously happy home.

Quentin (08:17)

Gotcha.

Oh wow! I love this!

Joe Neuman (08:23)

So that’s

where that name came from. And then we started building the brokerage and I’ve always been obsessed with automating the process and I just kind of got burnt out with building a team. We had several agents and a couple full-time employees and we were gonna really go for it and build a traditional brokerage. And just got kind of delusioned.

Quentin (08:26)

Yeah.

Joe Neuman (08:53)

Well, what’s the word? Disillusioned. Yeah. About the whole real estate process. And, and I’ve always, I’ve always wanted to create tools that would enable agents to do their jobs easier and to facilitate the process. And so, so that’s when we started building out the Giddy Digs platform. And so right now we’re on version three.

Quentin (08:55)

Misillusioned? Is that what it is? Yeah, yeah, gotcha.

Yeah

Joe Neuman (09:20)

of, of, of Giddy Digs. So we call it Giddy Digs 3.0. And, it’s, it’s really an amazing platform. ⁓ and we’ve built some tools that I think will really help agents to close more deals. ⁓ I, I, I do want to make sure that we’re agent friendly and that, you know, I, I by no means want to replace the real estate agent, nor do I think that the real estate agent can be replaced because

Quentin (09:24)

Yeah.

Joe Neuman (09:47)

I think the main purpose of a real estate agent is to give the buyer or seller confidence and help them to avoid liability. And so there’s always going to be a need for

we’re actually getting ready to launch the platform here. I’m thinking April 15th is going to be our launch date. Right now you can visit giddydigs.com and you can play around with it. We have it in demo mode right now. So you can go in and write offers. You can schedule showings.

Quentin (10:03)

Mm-hmm. Yeah.

Joe Neuman (10:51)

So yeah, some of the tools that we’ve created that are very agent advantageous is you as an agent can use GiddyDigs as a platform with your client and you can easily schedule showings within the platform. So it will automatically route all of the properties, allowing for drive time in between addresses and set all that up for you. And then you can, when you’re at a property with one of your buyers,

You can pull out the Giddy Digs app and just hit make offer.

And since you’ve already consulted with your buyer on their down payment amount and their, the amount they want for, for their earnest money and what type of loan it is and everything, you’ve already collected all that information. So when you’re making that offer on your mobile phone, it literally takes you seconds. It’s literally make offer.

We do a BPO in the background, consider how long the home’s been on the market. We give you a suggested offer amount, which most agents would probably consider low ball. And then it’s just one click. And then that sends a link to your client to go into DocuSign and sign the offer. And then, and then that creates a template email that that offer gets attached to and sent to the listing agent automatically. So it’s.

Quentin (12:06)

Yeah. Yeah.

I love him.

Joe Neuman (12:16)

It’s pretty quick process. ⁓ So yeah.

Quentin (12:18)

Yeah.

I love it, Joe. Like I said, I think this is something that you’re building that’s going to help out a lot of different people, man. And I thank you for telling us about it. I really thank you for telling us about your journey, man. 20 years in real estate, 2006, you know, like you said, that was, we all can remember 2006, know, six transactions, your first year.

10 transactions your second year working with Keller Williams, talking about the my STG, you know, not my STD. ⁓ I love it, man. You really showed us again, your origin story. You’re working kind of through this space called real estate. so, Joe, I have a saying where I say destiny has no wasted moments, right? Meaning no matter what we go through in life, the different parts of the journey,

Joe Neuman (12:54)

Yeah. ⁓

Quentin (13:15)

It kind of makes us who we are now. Like even innovation sometimes that we have comes from us seeing pain points of gaps within the business. And you’re like, Hey, this is where I can really serve this community called real estate. So my question is, Joe, throughout your journey to where you are now, what has destiny, what has the destination, what is these moments? What is the journey taught you about yourself?

Joe Neuman (13:29)

Yeah.

Quentin (13:41)

Has it taught you discipline? Has it taught you resilience? Like what has this moment taught you about you Joe?

Joe Neuman (13:47)

Yeah, yeah, that’s a really good question. I love that question, Q, because this journey has really brought out something in me that wasn’t really there before. When I first began, I had a real passion for this, but what it did for me is I thought, you know what, I need to get good mentally and health-wise. So I actually…

I, last, last month I came off of a five day fast, ⁓ and it completely reset my entire microbiome in my body. and it, and it lifted this fog off of my brain. I swear I, I gained probably 50 IQ points. I really do feel like that’s what happened. And, and, and, and right now I have a personal assistant.

Quentin (14:19)

Mm, wow.

Yeah, no, yeah, no.

Joe Neuman (14:42)

who’s ⁓ very much a virtual assistant. He lives in Uganda and his name is Charlie Lukey. And I love this kid. And I wake up every morning now at 6 a.m. so that he, me and him can put in eight hours of work together before he goes to bed at midnight, which is, you know, around 3 p.m. my time. And then I start my second shift and I work another eight hours.

building out and automating these processes and making sure every I is dotted and every T is crossed. Because we’ve given our clients so much ability or trust because in their platform, can rescind offers, they can cancel offers with one click of a button. So it really empowers our clients to

Quentin (16:06)

Yeah, yeah.

Yeah. Yeah.

Joe Neuman (16:17)

to manage the process in a much different way, but also provide the support that’s on a whole nother level than what I think people are used to in real estate.

Quentin (16:27)

Yeah. So it sounds like you’re giving them

autonomy, man. You’re giving them power to really be able to do different things within their space, right?

Joe Neuman (16:34)

Yeah. So it’s really enabled me though, to become the best version of myself. And I’ve come to realize how important it is just to find something that you’re passionate about. Some, some people will refer to it as like, just pick up something heavy and start running with it, you know, because you got it. You, and, and, and, and in my mind, it has to be something that you’re passionate about. You have to be able to block out everything else until you’re at that moment where.

Quentin (16:38)

Yeah.

Yeah. Yeah.

Absolutely.

Mm-hmm.

Joe Neuman (17:04)

nothing else matters to you but this one thing and you’re just so focused that it’s almost like a zen like state that you become it where you’re eating healthy, you’re getting a good night’s sleep and you’re dreaming about your passion and you’re getting up and you’re building it and you’re making it happen. So great question. I love that.

Quentin (17:12)

Yeah. Yeah.

Yeah,

No, I love it. Thank you for answering it. Thank you for answering the way that you did with that self-awareness. Because Joe, I tell people one constant in your business is you. Your business may move spaces, may move, it may pivot and look different, it may different. Now you say, yeah, shift your strategy, but the main thing that’s constant in your business is you.

Joe Neuman (17:29)

Mm-hmm.

Yeah, we’ve shifted many times.

Quentin (17:49)

So I love how you talked about the five day fast. I loved about the different things that you did to unlock you. And I try to tell people all the time, that’s one of the main things is unlocking you, your potential. So yes, sir.

Joe Neuman (17:51)

Yeah.

Well, I was just gonna mention that that leads me into my big why. The whole reason why I’m even doing this at all is because I want to have the biggest effect on the most amount of people that I can in this lifetime. So whatever that, you know, X times Y is number of people versus how much impact I can make, I want that number to be as big as I can possibly make it. As far as moving forward in the future, maybe that’s where we wanna transition.

Quentin (18:14)

love it.

I mean, you literally,

mean, that was going be my next question. I was going to say, what is your goals? What are you looking to solve at scale with the business? So yeah, let’s talk about moving forward. Absolutely.

Joe Neuman (18:33)

Yes.

Yeah. So we’re, so we’re hoping to basically provide leads and a transition because our main clients are, for sale by owners. Those are the people who are going to want to use our platform. if you lease a car, you’re probably not our client. Right. so we’re probably going to have lots of, buyers and sellers that come onto our platform that are using our systems that will want to.

move to a full-service agent and that maybe we’re just not for them. So they need that, they want that hand holding. And so we’re basically asking agents to come on and film short videos, like 10 second videos on why earnest money is important and how much your earnest money should be. Who are full-service agents? Who then perhaps

We’ll then end up representing that client because Giddy Digs just wasn’t for them. So I’m under no illusion that Giddy Digs is for everyone or that we’re going to replace the real estate agent. But looking forward, I want to start onboarding agents onto the platform, get them to record our training videos if they’ll do that. And so we can provide leads for other agents, but we’re hoping to close a hundred transactions before the end of this year.

And then in 2027, our goal is to start transitioning to go nationwide with the Giddy Digs platform and close over a thousand transactions in 2027.

Quentin (20:15)

I love it, man. So we talking about a hundred by the end of the year, ⁓ leading to a thousand. And so, listening to you, Joe, I know we’re using the word transaction, but I’m listening to you. I know you know and understand that. And I believe this is at your heart too, that it’s people behind those transactions, right? Yes, they’re transactions, but it’s people behind it, right? And so Joe.

Joe Neuman (20:35)

Yeah. Help a thousand people.

Quentin (20:39)

Yeah, I love it. love it. And I know that’s what you meant. Absolutely. And that’s why I want to ask this question because I know this is right up your alley. I want to hear your perspective on relationships, on relationship building, Relationship within business. Like when you hear that word, what does that mean to you, Joe? The word relationship.

Joe Neuman (20:42)

Yeah, exactly.

Well, you know.

I want to speak to this as it relates to real estate because one thing that happened in 2020 for me is in 2020, we did over 60 transactions and closed over 10 million in revenue. And the reason why I’m most proud of that year was because that was the year that I never asked a single person for business.

Quentin (21:27)

Wow. wow.

Joe Neuman (21:30)

And the biggest reason was because it was all relationship based. So I had built a network of clients that were what I call raving fans. And so those raving fans were becoming repeat customers and they were referring business to me. so nothing’s more important than relationships. Relationships are everything. I think, I mean, could you,

Quentin (21:49)

Yeah, love it.

Joe Neuman (21:58)

This world would be nothing if it wasn’t for relationships. I mean, what would you be? You’d be one man living on a planet by yourself.

Quentin (22:08)

One more. I’m selling by to yourself.

Joe Neuman (22:09)

Yeah, it’s like, yeah, exactly. Yeah,

there would be no purpose to life. And, and, and I think as we move forward into this AI revolution, with robotics and automation and everything, the one thing we have to keep in mind that it’s the relationship that matters the most, even if, even if all the jobs are replaced and our economic monetary system,

is gone and we’re living in a utopian society like Star Trek, the one thing that’s always going to be important is relationships. That’ll never go away. You know, some people may marry a robot, who knows, but…

Quentin (22:55)

Well,

there are people literally proposing to AI. Literally. I’ve heard people literally proposing to AI. like, I’m artificial intelligence. Like, that’s no. So yeah. Yeah. Well, mean, seeing that sometimes people see marriage as just a contract, I can see people just having contracts with, but that’s a whole other story, Joe. ⁓ But no, but I mean, you said it so eloquently, man. What is this world without relationships? You said it so eloquently.

Joe Neuman (23:05)

Yeah.

Yeah, yeah, yeah. Great conversation.

Quentin (23:24)

And I appreciate you saying that. often use the word relationship and I also integrate that with the word community. know, like having people around you, having a robust community around you is so supportive. You know, it helps you mentally, it helps you physically, it helps you financially, it helps you with your business, it helps you socially. Like, so I often say healing happens in community. Healing happens in an ecosystem where everybody has common unity.

Joe Neuman (23:36)

Yeah.

Quentin (23:53)

And people understand the common unity of relationship just not as a transaction, but just as a real relatable tool.

Joe Neuman (23:59)

Yeah.

I’ve always thought of love as a verb, action word. And so I say, find people that you can love and love the people around you. And yeah, and as we approach Easter, I hope that each and every one of us can remember our savior and the sacrifice that he’s made for all of us.

Quentin (24:24)

you talking now, Joe? I went this whole show without quoting any scriptures, but that’s the, I love talking about Jesus. I love talking about my savior. I just believe the more that I study, the more that Christ created an ecosystem for us to thrive. His kingdom come, his will be done. He showed us an ecosystem where we can thrive. And I believe if we follow that blueprint,

Joe Neuman (24:27)

Reach it, reach it!

And it’s.

Quentin (24:53)

that ecosystem is going to help us heal on earth. And so, you know, everybody’s watching, may not be a believer, everybody watching may not celebrate. But I still believe that there’s just some relatable tools. There’s something that when you sit back, you really have to be like, ⁓ well, yeah, I see how that’s related.

Joe Neuman (25:00)

Yeah, they may not subscribe to but.

Well, the funny thing is there’s truth in all things. You find truth everywhere. And they just may use different words to describe it, but people pray in different ways. And I think one of the hardest things for me to overcome, and I just want to bear my testimony here real quick, and that is it’s been difficult for me to be humble enough to know that my Heavenly Father,

Quentin (25:30)

I

Joe Neuman (25:37)

knows what’s best for me better than I do. I mean, that’s a tough pill to swallow. That somebody knows better than I know what’s good for me. And so, yeah, it’s my prayer that we will turn our lives over to our heavenly father and amen.

Quentin (25:52)

Yeah. Well, man,

thank you for that gift of vulnerability. And I always say, if I’m talking to, I always say with my brothers, the guys that are in my circle, if they’re going to leave with vulnerability, I tell them, I ain’t going to leave you out here by yourself. If you’re going to be vulnerable, I’m going to be vulnerable, right? So you just gave us a vulnerable moment. This is real time, Joe. This is incredible. Because what you just said, I literally had a guest that was on this podcast who told me, he said again,

Joe Neuman (26:18)

Sorry.

Quentin (26:20)

So I literally had a guest and the guest told me, Quentin, I you to look up the providence of God. And I literally text him back today. And I said, I think what I’m running into is that sometimes I don’t want to turn everything over in my life to the providence of God. And so that’s my, to your point, I Joe, I literally text that today. And I said, well, I think about it. That’s what I want.

Joe Neuman (26:37)

Mm-hmm.

Thank

Mm, wow. It’s a three.

You know what? Look for that to happen one more time. Everything comes in threes, right?

Quentin (26:51)

Absolutely.

And so you’re spot on, man. And Joe, man, I I appreciate you, man. This is a refreshing conversation. Listen, if someone wanted to reach out to you, connect with you, collaborate with you, learn more about what you’re doing, how can they do that, Joe?

Joe Neuman (27:07)

Well, let me tell you about my partner, Lucy. Lucy is the AI that built GiddyDigs and she is the operating system behind GiddyDigs. You can, you can go to giddydigs.com and see how the platform works, or you can call me and reach you. You’ll talk to Lucy at 435-255-8888. And so yeah.

Quentin (27:33)

love it. Well, listen, Joe, man, I could tell you at least.

Joe Neuman (27:35)

Oh, here in

Utah. I don’t know. I just want to make sure that we mentioned I’m in Utah. St. George, Utah. OK.

Quentin (27:41)

Yeah, yeah, yeah, yeah,

yeah. That’s it. I love it. Y’all heard Joe. Well, listen, I want to say three things to you, ⁓ Sincerely, thank you for your time, right? Because you could have been doing anything else, but you choose to give us your time. So thank you for that. Thank you for your story, for you leading with transparency, integrity, again, vulnerability. So since you mentioned our Lord and Savior, I tell people Jesus.

The scripture tells about Jesus never taught without a parable. He never taught without telling stories. So stories are, I put a premium on stories. So thank you for coming and telling your story. Lastly, thank you for your mindset, the way you think and bringing that perspective to this platform. Joe, I appreciate you coming through today, Absolutely. So listen, y’all heard Joe, he is giving you his information is in the show notes. So go check out Joe, connect with Joe.
