Infinite Banking for Real Estate Investors: Make Your Money Work Twice
Show summary
In this episode, Anthony and Cameron share their journey into infinite banking, how it can transform real estate investing, and practical strategies for building passive income and controlling your financial future.
Key takeaways
- Infinite Banking requires a specially designed whole life insurance policy set up by someone experienced in IBC, not a generic agent, and not an IUL or riskier policy type.
- The policy itself is not the investment; it's a safe place to store capital. The actual investment happens when you leverage (borrow) against the cash value to buy real estate or other assets.
- The biggest red flag is a policy sitting with cash value that's never been put to work — funding it and then letting it sit idle on the back burner defeats the purpose.
- Example given: a client with $900,000 in cash value who never borrowed against it to invest, instead building his real estate portfolio with outside cash. Anthony notes he could have had over $1 million in real estate had he used the policy while it continued to grow tax-free.
- The number one obstacle to creating passive income is access to capital — money locked in traditional retirement plans (401k, IRA) can't be deployed to create passive income.
- Distinguish between saving (a holding action), investing (matching capital with your skill set and doing due diligence), and speculating (throwing money at something and hoping it works out); most people's portfolios are dominated by speculation.
- They use an 'Investor DNA' assessment to match a client's strengths/personality to the right opportunity type — passive syndications versus active deals like buying/building a business.
- A real-world case: a client's goal was to 'retire his wife'; after about 18 months of redirecting money from traditional plans into real estate (short-term rentals), the wife stopped working and their 11-year-old son began helping with the properties, turning it into a family business.

Questions answered in this episode
What is the Infinite Banking Concept and how does it work with real estate?
It involves setting up a specially designed whole life insurance policy that serves as a safe, growing place to store cash. Investors then borrow against the policy's cash value to fund real estate purchases, so the policy keeps growing tax-free while the borrowed capital is deployed into deals.
What's the biggest mistake people make when trying Infinite Banking?
Working with an agent or coach who doesn't actually understand how to design and implement an IBC policy, which can lead to the wrong type of policy (like a riskier IUL), poor education, frustration, and eventually canceling the policy — which benefits no one.
How do I know if my Infinite Banking policy is actually working for me?
The key checkpoint is whether you're using the cash value. If you've funded a policy and the cash value is just sitting there with no implementation into investments, that's a red flag — the strategy only works when you actively leverage the capital.
What's the difference between saving, investing, and speculating according to the guests?
Saving is simply putting money away, a passive action. Investing means matching an opportunity to your skill set and doing real due diligence on it or its operators. Speculating is putting money into something and just hoping it works out without real diligence — and they note most people's portfolios are mostly speculation.
Why can't I just rely on a 401(k) or financial advisor for retirement?
Anthony describes a client who did everything 'right' — maxed his 401(k), stayed out of debt — and still got wiped out in the 2008 crash. Cameron adds that today's investors won't have the same tailwinds (low taxes, low inflation, rising stock market) that past generations had, so relying solely on traditional retirement accounts and advisors is risky and keeps your capital inaccessible.
How can I get started learning about Infinite Banking?
Anthony and Cameron offer a free IBC 101 online course (normally priced around $1,000) that compares paying cash for a property down payment versus running the same deal through an Infinite Banking policy. Yeah, man, I what I would tell you is that if somebody’s out there and they’re listening, I’m gonna guess what they’ve been doing has not been working. Right? And so what I would ask them to do is go down, write down your goals of what you’re actually trying to accomplish, spend 10, 15 minutes and write down those goals. And then what you wanna do is you wanna find the vehicle that’s gonna be able to get you there.
Scott Bursey (01:32)

Anthony Faso (02:14)
Scott, we are excited to be here.
Cameron Christiansen (02:16)
Thanks, Scott. Appreciate you having us.
Scott Bursey (02:18)
It’s awesome having you two gentlemen here. And to help our listeners get up to speed, please give us the ninety second highlight reel of how your career ignited and where you’re pouring your fuel now. Cam.
Cameron Christiansen (02:31)
Yeah. I got into this industry because way back when I was a small business owner and being a small business owner I didn’t have an HR department. I didn’t have somebody telling me what to do as far as investing or saving for the future went. So that was something I had to figure out on my own. And by the grace of God, I actually was meeting with my real estate broker at the time and I asked him if he had a good book for a young couple. And the guy gave me this really weird look and he goes, Yeah.
As a matter of fact, I do. And he reached back on his desk and he handed me a book. And he said, if I would have read this when I was your age, it would have been the difference of millions of dollars. And so I walked out, read that book three times the first night. Anthony’s got it right there. It was Nelson Nash’s Becoming Your Own Banker. And Scott, I’ll tell you what, I went home, I read that book, and I got really pissed off. The reason I got pissed off is because in that book there’s some very basic personal finance information and education in there that I was not aware of.
And so I started pursuing this avenue, started researching it and finally started implementing it for myself and for for myself personally and also for my business and ultimately started sharing this with other business owners that I knew. And so now I’ve been in this space for almost twenty years. And that is where I’ve been pouring my fuel and my efforts into educating people on this concept, last twenty years.
Anthony Faso (03:45)
Scott, I would say, born and raised in Las Vegas, after the Army, I went in to got a degree in accounting, eventually had my own tax firm. And what happened to me, Scott, is 08. 08 happened. I saw sitting across from clients, one in particular, a seventy-two-year-old man, who said, Hey, he goes, Anthony, I did everything right. I did I
Maxed out my 401(k), I’m paying down my mortgage, I stay out of debt, and in no fault of my own, my 401(k) is now a 201(k). Like his whole financial plan was ruined. That was eye-opening. First, I felt bad for him, but to be honest, I went home like shoot, I’m on I’m on that same route. I need to do something different. So that allowed me to take my blinders off, look for something different. And I noticed
A few of my clients were actually killing it in 08 and 09. And I’m like, what in the world are you guys doing? How were you ready for this? What books were you reading? help me learn. And then that’s when they recommended Rich Dad Poor Dad, which of course I’d read. And then I just put it to the side like everybody else. But this time I picked it up and started to execute it. And then I got exposed to the Infinite Banking Concept.
And realize the power of putting those two together can help my family become financially free. So now where I’m putting my fuel, I’m trying to get my passive income more than I’m my monthly expenses. So I am a big fan of real estate. I’m flipping long-term rentals. I do have I’m flipping raw land. I’m looking at doing some syndications and maybe some to
diversify, but my I tell my favorite asset class is real estate. I like the ability to leverage ki the cash flow and of course the tax tax advantages.
Scott Bursey (05:43)
Anthony and Cameron, what a compelling journey. Thanks for sharing. And what really caught my attention about you two was the way you’ve been able to completely explain the financial sector for real estate pros, turning rigid concepts into
Active high velocity engines for wealth creation. And gentlemen, building off that, curious to know, with your background, what’s the greatest strength investors gain when they stop relying on traditional bank financing?
Cameron Christiansen (06:06)
That’s why I’m happy to take that. Go for it. Is one of the biggest strength that they get, Scott, is they get an education. So the traditional kind of avenue for most people, they go and they meet with a f financial advisor, and essentially the conversation is I’m the smartest guy in the room, give me your money and come check on it in six months, I’ll tell you how it’s doing. Right? That is not the avenue that we subscribe to, nor is that what we recommend our clients. If somebody comes to us, what we’re doing is we’re actually showing them
One, how to manage their own money, how to create passive income themselves and kind of take back control of their personal finances. And I’ll be honest with you, one of the most rewarding parts of what I do is watching that light bulb turn on for somebody. When they do start to take back control of their finances and they go and they make that first investment and they start to create income and they go, what? If I just did A and B and I had C outcome, what if I just go do that again ten more times?
Right. And now they have this process, they have this system that they can then take and adapt. And now they’re the smartest guy in the room. They can take it to whatever income level that they want. So that’s enjoyable for us.
Scott Bursey (07:10)
Anthony, do you have something to add to that?
Anthony Faso (07:12)
No, I Cameron did it did a great job. I want to make sure I know we have limited time, so surprisingly Cameron did a great job on that. So well done.
Scott Bursey (07:21)
And gentlemen, wondering about the pitfalls, what’s the biggest trap investors fall into when they first try to implement Infinite Banking without the right guidance? in your view, Anthony.
Anthony Faso (07:33)
Well, I would tell you like with Infinite Banking, in order to do that, you need you de you need to set up a specially designed whole life insurance policy. So to do that, you need somebody who understands how to design it, but also how to help you implement it. Cause w there’s a lot of times people are looking at there’s different types of life insurance, but there’s these IULs or there’s ones that have more risk.
Right. They look sexier, but there’s also a chance for them to actually lose money. Our view is our policy is there, it’s a safe place to store money. That’s not the investment. The investment is when we leverage against it to buy real estate or some assets. So the biggest obstacle people have is they work with an agent or a coach who doesn’t have the experience in Infinite Banking.
they end up getting in the wrong policy and also they they’re not getting the right education. Then they get frustrated and end up canceling the policy, which is no good for anyone.
Scott Bursey (08:35)
And just following up on that a little bit, gentlemen, what’s the one checkpoint they should look for to ensure they aren’t falling into that trap?
Anthony Faso (08:44)
Well call us. Okay. Would be number one, but Cam, did you want to add some?
Cameron Christiansen (08:48)
Yeah, is the number one checkpoint I would say is if you’ve got a policy and you’ve got cash value and you’ve done nothing with it, that’s a problem. Right? Is what happens with a lot of people is they will like the idea. Not a lot of people, but I would say a lot of people that aren’t our clients, is they like the idea, they start funding policy, and then it gets pushed to the back burner and there’s never any implementation.
Right. And so that is one of the things I think that has separated Anthony and myself for the last twenty sort years or so that we’ve been doing this is not only are we there for the education, but we’re also there for the implementation. Like what’s the best use of these dollars? And let’s go find these opportunities. So if you’ve got cash that’s sitting, you haven’t done anything with it, that’s a huge red play.
Anthony Faso (09:27)
well, I like to add a story. I have a client who’s sitting on nine hundred thousand dollars of cash value. He’s never used a policy, but he’s also building up a real estate portfolio using cash. And I told the beauty of Infinite Banking is that policy is gonna grow even while you’re using it. So if he would have taken maybe a hundred grand out and put as a down payment
on a property, use that cash flow to repay the policy, then he’d have that asset and he’d be in the exact same spot he would inside his policy. So it sounds great that he has nine hundred thousand in cash value that’s asset protected, growing tax free. But to be honest, he could have had more than a million dollars in real estate if he would have been
using actually using his policy.
Scott Bursey (10:24)
Appreciate you gentlemen highlighting that. And perhaps Cameron you can start by this. where do you see the biggest opportunity right now for real estate pros to deploy their capital differently than they are today?
Cameron Christiansen (10:36)
Great question, Scott. what I would tell you is the best opportunity is to invest in what We’ve been saying that for a really long time. And so one of the steps in our process is we actually have what we call investor DNA. So what this is somebody will come into us and not there’s not one size fits all.
Right for places to invest or opportunities. And so we’ll walk somebody through, have them take the investor DNA. It’s gonna tell us some of their strengths and their weaknesses. And then what we can do is we can overlay that with investment opportunities. Maybe it’s a passive opportunity and syndication model, or maybe they’re better suited personality-wise to pursue active opportunities where they’re actively building some sort of business or buying it. And so I appreciate the question.
But right now what I would tell you is that I don’t know, right? Everything is specific to the individual and the investor, but we do have opportunities and ways to kind of filter out what may be the top one, two, or three opportunities for somebody when we do meet with them.
Scott Bursey (11:32)
I love that. Thank you.
Cameron Christiansen (11:34)
Very it was
a very laurely answer. It’s like it depends. Sorry Scott, I wasn’t dancing, but it does honestly depend on somebody’s strengths, weaknesses, their experiences.
Anthony Faso (11:44)
I’ve seen Cameron dance and that’s exactly what he looks like. It’s the same movement.
Cameron Christiansen (11:49)
It’s amazing.
Scott Bursey (11:50)
Gentlemen, what’s your take on the biggest threat investors face today when they leave their money sitting idle in traditional accounts?
Anthony Faso (12:02)
What they’re missing out is a great opportunity to build the life they never want to retire from. Just like Cameron said before, you get these financial planners and they’re just gonna hold the money and whether the stock market goes up, you got to keep it in, the market goes down, you gotta keep it in. Meanwhile, you’re grinding and working, you’re exchanging your time for money. That’s why we wanna empower people to put the money to work.
Create that passive income so work becomes optional. And then that changes your attitude. We’ve had clients that their goal was to retire their wife. And I would tell I remember talking to that client when the first day he told me that. And then it took about 18 months. And eventually he was able to come home and say, honey, you don’t have to go to work tomorrow.
And what they did is they had taken the money out of their more traditional plans, put it into real estate, and now the wife was able to manage some of her short-term rentals. And more important, not only did she not work, Scott, this is the coolest part. Their son, who was like 11, came in and they would go to the properties, he’d help do some work, he’d help do some of this. So
This became a family business. Not only is work become optional for the wife, but the kid is learning business, learning the work ethic.
Scott Bursey (13:28)
And Cameron, digging a bit deeper, if someone is just starting their journey to financial freedom today, what’s the first system they need to put in place?
Cameron Christiansen (13:35)
First system they need to put in place, I would say is the Infinite Banking System, right? Is I highlighted this a minute ago, is if you go down the traditional route, you’re completely outsourcing your entire financial future to somebody else. It’s gonna be dictated to you and it’s gonna be completely reactive and you’re gonna be sitting there hoping and praying with your fingers crossed that it plans out. And if you talk to somebody that’s sixty, sixty-five years old right now today, they don’t feel like it pla like it worked out for Right?
And they had the absolute trifecta of financial. They had low taxes, low inflation, and a rising stock market. If you’re a kid, you’re starting out today, you are not going to have that advantage going for you. And so what our parents did not work, and it should not be expected to work for somebody starting out new today. And so what I’m telling you right now is you need to start taking over control. The only program that’s out there that gives you control over your personal finances is the Infinite Banking Concept.
Scott Bursey (14:26)
Thanks for laying that out. And Anthony, maybe you can expand on this. What’s the most common excuse you hear for why people don’t start the Infinite Banking System?
Anthony Faso (14:38)
I would say that the most thing that pushes people away is that like Cameron said, this takes a little effort. Some people don’t want to be I mean I get it, you we’re busy, we have kids, we have soccer and
all these sports and we’re working and everybody else is outsourcing that. so to add a little layer of learning this concept, but also we want them to be in control. So they need to make a little bit effort. And to be honest, it’s sad to say, but people don’t want to put in the effort to learn how to control their own money. And like Cameron said, that they’re gonna end up reaping
what they sew and they’re gonna be working until their last days.
Scott Bursey (15:18)
Gentlemen, when it comes to networking and being in the right rooms, what has made the biggest difference for you two?
Cameron Christiansen (15:26)
I’ll jump in there fast if you mind. Scott, when I first got started, I got introduced to this idea of kind of taking back control of my own money. Is everyone in my personal sphere, my friends, my family, didn’t have a clue what I was discussing, and they thought I was crazy for even considering doing something outside the norm. And so to be honest, I felt like a lone wolf, right? Like it was just me. I was trying to figure this out on my own. There was nobody else out there.
And going to events that were more IBC focused and the stuff that I wanted to and getting in the right rooms with people, that provided a community for me. And I’ll tell you what, that completely changed it right there is finding other people that are like-minded, that have the same goal and the same intention is absolutely game changing. We do have an online community. We’ve got 10,000 people in there. And so if somebody’s listening to this and they’re thinking, what, I want to create passive income greater than my monthly expenses, but I don’t know anybody else that’s doing it.
Reach out, we’ll get you in the community and you just got 10,000 new best friends.
That’s a little bit.
Anthony Faso (16:23)
what I would say is I would just I love what I like I totally agree with what you said. Also, that can be inspiring for you to they can hold you accountable, they can also share deals, and you can do some joint ventures. So
I think being in a community, I think it’s even more important nowadays because I feel like we’re all secluded. We’re working from home and the social media, like we need to get out there, be able to talk to other people and other people that have like minded goals. Like Scott, I’m sure you’ve heard your net worth is the average of the top five people that you hang out with. I think that’s totally true. And so
You need to be hanging around people that are going in the direction that you want to go.
Scott Bursey (17:10)
Powerful. Thanks for sharing that, gentlemen. And let’s talk money. What’s the one piece of advice you’d give an investor looking to scale their passive income, even if they have zero experience with the Infinite Banking System?
Anthony Faso (17:28)
I key thing, what we’ve seen, the biggest obstacle people have to creating passive income isn’t necessarily income, it’s access to capital. All too often we’re locking money away in these retirement plans, thinking we’re doing what’s right, but we can’t use that to create passive income. So the number one thing is you need to get access to your capital. You cannot tie it up.
Get access to your capital and then learn how to deploy it.
Cameron Christiansen (17:55)
Anthony said the number one thing is access. I would say that the number two thing would be understanding the difference between these three terms saving, investing, and speculating. Whether somebody is just getting started or whether they’re a seasoned investor, I have this conversation all the time is you gotta do some honest reflection on what you’re actually doing.
So for me, the action of s of saving, putting money away, that is a verb. It’s a it’s a movement. But investing where investing is where you are matching something with your skill set, you’re doing due diligence on the investment or any of the operators that are running that thing. And then speculating is where you’re literally just throwing money at an opportunity and you’re hoping and praying that it turns out. And Scott, I’ll tell you, if you start to look, if somebody’s listening, you start to look at your portfolio right now.
A vast majority of people out there, their portfolio is made up of pure speculation. And so if we can help somebody move from that speculative foundation to just more the investing by simply taking a look, that’ll be huge. So hopefully that helps.
Scott Bursey (18:56)
Thanks for that insight, you two. And you two have given us a lot of insight here today. But perhaps, Anthony, we can start with you first. Is there any additional words of advice that you’d like to leave with our listeners?
Anthony Faso (19:12)
Well, y your listeners are typically real estate professionals, right? People investing in real estate.
You owe it to yourself to evaluate the Infinite Banking Concept. We’re very clear, it is not for everybody, but for the people that it is can be a great tool to increase your returns and lower your taxes. So what we do have an online course that IBC 101 tells you what IBC is, and then
We also do, and your real estate professionals will dig this. Well, I know I am, but I’m more of the analytical side, right? But we actually compare you putting a down payment in cash on a property, and then on that same property, running it through the Infinite Banking Concept. And then you see the numbers on who has more money. So same money going in, same money going out.
But a very different picture at the end of the day. So if you’re on that fence or heard about IBC, maybe it’s a scam or I heard it’s the best thing ever. It’s somewhere, it’s somewhere in the middle there. Okay. And we’re giving you free access to our course that we’ve charged, typically charged a thousand dollars. We’re not gonna hound you, we’re not gonna call you can take a time, take a couple hours, invest in yourself. If this is
Not for you, great. You came to that conclusion yourself. If you want to learn more, there’ll be information where you will get on the call with Cameron or I. mean, if you’re lucky, you get on my calendar, right? But either way, you’re gonna speak to the owners of the company that we each have twenty. Cameron has 19 years. I have 19 years and two days of experience in here. So you are in good hands. So if you want to learn.
We we’d love to help.
Cameron Christiansen (20:57)
Yeah, man, I what I would tell you is that if somebody’s out there and they’re listening, I’m gonna guess what they’ve been doing has not been working. Right? And so what I would ask them to do is go down, write down your goals of what you’re actually trying to accomplish, spend 10, 15 minutes and write down those goals. And then what you wanna do is you wanna find the vehicle that’s gonna be able to get you there. So what normally happens with
People is they will go throughout life financially and they will start to grab different types of accounts: 401(k)s, IRAs, Delp, self-directed, all that stuff. And most of the time it’s because they’re trying to solve a tax issue. And they get towards the end and they’re like, man, this tax issue really isn’t what I was trying to achieve. And so if I would ask or give some piece of advice, I’d tell everybody hit the pause button, write down what your goals are. And if your goal has anything to do with creating passive income,
Like Anthony said, is you need to go and you need to review the Infinite Banking Concept and see where that fits in for you.
Scott Bursey (21:49)
And Anthony, for those of our listeners that want to keep this conversation moving, stay in your lane or collaborate with you on future deals, perhaps, what’s the best way for them to plug into your pipeline and reach you directly?
Anthony Faso (22:04)
I would say we are going to give camera, I think has a URL. Well, we’re gonna give you access to our online course. But we do have the Infinite Wealth Podcast. we’re on Infinite Wealth on social media.
or our websites. Believe me, we got links all over for you to schedule a strategy call. It’s not a sales call. We need to see if we’re a good fit. can Infinite Banking help you get to where you want to go? And also, are you in a position to execute? And so we spend forty five minutes on a strategy call.
Cameron Christiansen (22:37)
Scott, the best place if somebody’s listening right now is they can go to infinitewealthconsultants.com/realestatepros. That’s gonna take them to a landing page where they can book a meeting or they can jump into our educational course.
