More Real Estate Deals Than Investors? Finding Opportunities in a Shifting Market

Show summary

  • He describes the current market as 'bipolar' - swinging between buyer's and seller's advantage rather than settling into a clear trend, which he links to tariffs and the Iran war impacting conditions.

  • He builds long-term relationships by taking a past client to lunch every week and has worked with some investors across 10, 20, or 30 transactions over time.
  • He networks through local and state realtor associations and local investing groups, and recommends investors do the same to find deals and build connections.

Is now a good time for investors to get into deals?

David says yes. He sees more investment deals available than investors willing to act on them right now, with many investors he knows sitting out or investing less due to market ups and downs. He's actively trying to connect with more investors to send them these deals.

He focuses on the Fayetteville, Greater Fort Bragg area, covering about seven to eight surrounding counties.

What's David's advice for investors working with a real estate agent?

He tries to find good deals every week for investors across categories like single family rentals, multifamily, trailer parks, commercial, and flips (his favorite). David Sattelmeyer (00:00)

So right now with this bipolar market slightly leaning towards a buyer’s market, there’s more investment deals than investors I know. So I think I’m leaning towards right now, trying to link up with more investors so I can send these deals out to them so that they can be action because there’s money to be made and people just have to get in the game. A lot of investors are sitting out right now that I personally know or investing a lot less than they used to because of the challenges and ups and downs of this bipolar market. And so

I encourage investors to get in the game because there’s money to be made for sure.

Meghan Escobar (02:04)

Hello everyone. Welcome back to Real Estate Pros Podcast, hosted by Investor Fuel. I am your host, Meghan Escobar, and today I have the pleasure of sitting down with a gentleman who’s been in the game for over two decades and he’s got some wisdom to share with us. I’m happy to have him on the show. We’ve got David Sattelmeyer

David is somebody who has been investing since 05, been an agent helping investors, get in the game of fix and flip for since 09. And so he’s gonna share with us kind of his walkthrough of his journey. And so, David, thank you so much for taking the time to be here with us today.

David Sattelmeyer (02:42)

Thanks for having me, Meghan.

Meghan Escobar (02:43)

Absolutely. And for those who might not be familiar with your name or

what investing is or what it takes to kind of be a successful real estate agent. Can you give us a thirty thousand foot view of what your focus is these days and what markets you’re operating in?

David Sattelmeyer (03:03)

Sure. So I’ve been a licensed agent since January two thousand nine, helping anyone needing help in real estate, but primarily focusing on investors. That’s my true passion because I was an investor myself before even becoming a real estate agent. And so I focus on the Fayetteville, Greater Fort Bragg area, about seven, eight counties that surround that area. And that’s primarily I where I work currently.

Meghan Escobar (03:26)

Nice. Okay. And one thing that caught my attention, I thought was an interesting thing that you said, folks are kind of taking this taking the slogan or statement, if you will, was, you’re dealing with the bipolar market and that’s probably across the nation right now. But yeah. Tell us a little bit about what that means for you.

David Sattelmeyer (03:46)

Yeah, so it’s just been a very unusual market. A lot of times you have a clear buyer’s market, a clear seller’s market where the advantages are in either party’s favor, or maybe just a balanced market where it’s just equal for everyone and neither party has an advantage. And this market has just been up and down. It’s a very unusual time, I think, with the impacts of tariffs of tariffs and the Iran war having an impact on the market.

And it’s just I’ve seen some interesting swings back and forth. And that’s why I’ve kind of called this market a bipolar market where I’ve been surprised on the things that I’ve had to work through and deal with the challenges we’ve had to navigate.

Meghan Escobar (04:26)

of that. And yeah, it is a difficult thing to kind of navigate in this climate, if you will. So what do you feel it is that’s been helping you keep the machine running?

David Sattelmeyer (04:41)

So I just try to be value added to my clients and for investors. I just try to consistently every week find good deals for them, whether they want single family homes as rentals or multifamily or say a trailer park or if they want to do a commercial deal or flips, which is which is probably my favorite of all the categories. So I just try to consistently every week find good deals for investors to invest their money and grow their wealth.

Meghan Escobar (05:53)

Okay, perfect. And every operator, entrepreneur that I know and have had the opportunity to sit with, there’s a moment in their journey where things got real and that could be maybe a deal that had gone sideways or a time that you had to pivot really fast. And I love to highlight these on the show because often, our audience listening in, they could be very green to

stepping into real estate or, somebody who’s been in the game long term that maybe has gone through a similar thing or currently going through a similar thing. And I think it’s important to highlight, failures as well. Not necessarily failures, but lessons. And so is there a lesson in your journey that kind of sticks with you that you carry with you into, the next step?

David Sattelmeyer (06:42)

Sure, I think first of all, you have to stay humble because no matter how much I’ve learned over the years, and I’ve been involved in over a thousand plus sales on my own as an agent. And I’ve supervised when I owned a company of agents, another thousand sales. And even with all that experience, I am still learning new things this day. And I’m still surprised. So you’ve got to stay humble and keep learning and keep thinking and realize that

I can make mistakes and I’m gonna have to work through that. And I do the best that I can for every client, help them reach their goals. And so have something to consider with that. Being said, after that many sales, you tend to be on point more times than not. And so I think as an agent, I would tell everyone, and I told my dad this recently as he was selling a house in another state that I couldn’t help him with.

You’ve got to listen to your agent. You hired this expert for a reason and listen to them. You may not agree with what they say, but you need to listen and consider their advice because it’s coming from experience to set you up for success. And while it may not be right, most likely it is right. And so that’s something important, is listen to the trusted advisor that you’ve hired. And that could be me if you hire me. And so I think that’s a key point to think about. And I’ve seen clients certainly be frustrated when things didn’t go their way. And sometimes that’s because they didn’t they didn’t listen to me. And it was just coming from experience to try to help them and help them reach their goals.

Meghan Escobar (08:13)

Yeah. Thank you for sharing that. I think that’s the kind of stuff that people just don’t talk about enough and clearly what separates folks who are in the game long term and versus those who are here to just, get a transaction under their belt. So, what are you what’s the next

real goal for you? Like what’s what are you focused on scaling or solving next?

David Sattelmeyer (08:39)

So right now with this bipolar market slightly leaning towards a buyer’s market, there’s more investment deals than investors I know. So I think I’m leaning towards right now, trying to link up with more investors so I can send these deals out to them so that they can be action because there’s money to be made and people just have to get in the game. A lot of investors are sitting out right now that I personally know or investing a lot less than they used to because of the challenges and ups and downs of this bipolar market. And so

I encourage investors to get in the game because there’s money to be made for sure.

Meghan Escobar (09:53)

Absolutely. I agree with that. And a lot of people that, like I said, are listening and they’re pretty green. And so we talked a little bit about how important it is to network and get into certain rooms to, help you build and grow. What has made the biggest I know that you mentioned like right now your focus is really just helping your clients and all of that, but

You also did mention that you were part of some pretty big networking groups earlier on in your journey. What has made the biggest difference for you?

David Sattelmeyer (10:27)

Sure. Networking is so important, I think, in any business and to be successful. So I’ve really enjoyed volunteering with our local association realtors and our state association realtors. I’ve met a lot of amazing realtors and also investors over the years. I’ve been a part of the local investing group here a couple of times, a couple of different groups. And so I always enjoy networking and I try to take one past client to lunch every week and catch up with them and see how they’re doing because

I really care about my clients. It becomes very personal. They get to know me and my wife and kids and I get to know them and their families and their goals. And so I try to build long term relationships that last and are based on the importance of that relationship versus, like you said, just trying to get through one transaction to make money. I try to take care of people for a long time. And a lot of my investors I’ve worked for years or, 10, 20, 30 transactions, you name it. And so I really enjoy those long term relationships with people.

Meghan Escobar (11:19)

Love that. And for, folks that are listening in that, might want to reach out to you and connect with you, collab with you, learn more about what you do. And I know you mentioned that a lot of the things that you do is you wear many hats, right? So you’re not just out here selling homes, you are also sometimes a therapist or a consultant or a coach.

So if somebody’s looking for guidance, David, and they feel a connection with you, what would be the best way for them to connect with you? Do you have like an email or is it are you on social media? What does that look like?

David Sattelmeyer (11:56)

I’m everywhere, quite frankly, which is what you what you want to do to put yourself out there for business. And so people can reach me at my cell 910-723-8888. Email david.s@century21trg.com. Or just Google me, David Sattelmeyer, S-A-T-T-E-L-M-E-Y-E-R. And so when you Google me for the Fayetteville–Fort Bragg greater area.

told that I come up as the number one agent for helping investors. I keep hearing that over and over again. So people are finding me on Zillow or YouTube or whatever, because I’m just all over the place. LinkedIn, Instagram, you name it. And so it’s very easy to find me. Just Google me and contact me. And like you said, I wear many hats and I’m happy to help people, whether they’re a very experienced, successful investor or just starting out ready to do their first deal because I’ve worn many hats. Like you said, consultant coach.

Sometimes that therapist, sometimes that marriage counselor. These are things that necessarily that aren’t necessarily what I was trying to do, but you get involved in it. Of course I only have a license to be a real estate agent, but I do help people in any way that I can.

Meghan Escobar (13:02)

Love that. And I really appreciate you coming on, sharing your story, your perspective, and the way that you kind of insert yourself into business. You obviously have a passion for what you do. And I think it’s important for us to

bring more people in the space who are doing things the right way. So thank you again so much, David, for being here. And those of you that are tuning in, if you did get any value from this, please be sure to hit like and subscribe. We’ve got more conversations coming in with operators just like David who are here to share their story, their wisdom, their experience. And they’re building real businesses in real time with real people. So we will see you on the next episode.
