Real Estate Tokenization Explained: Buy Fractional Property With Crypto

With Anthony Martins

Show summary

Anthony Martins, aka The Real Ketchup Guy, shares his journey from Hollywood stuntman to successful real estate and crypto investor. He discusses the future of digital currencies, real estate tokenization, and how to stay ahead in a rapidly evolving financial landscape.

Key takeaways

  • Fractional real estate ownership through crypto contracts lets a group of investors (Anthony mentions about 10 people) split equity and cash flow on a property without each person putting down the full $40,000-$100,000 down payment.
  • Anthony bought seven properties in New Mexico outside Albuquerque through a realtor connection and a deal with D.R. Horton, picking them up at a discount over a two-to-three-year span.
  • He bought a duplex (two 2-bed/1-bath units) near Prescott, Arizona for $300,000 through a local realtor relationship.
  • The GENIUS Act, already passed through Congress and the Senate, legalized stablecoins (digital dollars). The Clarity Act, covering crypto regulation, was set for a vote on September 15 and Anthony expects it to bring rules and regulation to a previously unregulated ('Wild Wild West') crypto market.
  • Anthony predicts the stock market will shift to 24/7 trading starting in October, with banks following, enabling real estate purchases anywhere in the world at any time using crypto.
  • He believes only about 7% of the world currently understands crypto, and within two years the middle class will effectively disappear, leaving only rich and poor if people don't learn about digital currency.
  • Anthony started poor, earning $5,000-$7,000 a year in his first years as a Hollywood stuntman in Los Angeles, and bought his first property using credit before building his portfolio.

Questions answered in this episode

What is real estate tokenization and how does fractional ownership work?

Anthony describes it as buying a fraction of a property through a crypto contract with a group of other people (he mentions about 10), where each person owns a fraction of the equity and a fraction of the cash flow. This lets someone invest without putting down the full $40,000-$100,000 a traditional down payment might require.

What is the GENIUS Act and the Clarity Act, and why do they matter for real estate investors?

Anthony explains the GENIUS Act already passed in Congress and the Senate, legalizing stablecoins (digital dollars). The Clarity Act, which covers crypto itself, was scheduled for a vote on September 15. He believes once it passes, it will create rules and regulations for crypto (unlike the 'Wild Wild West' environment since 2015) and enable things like crypto-based real estate purchases.

Will the stock market and banking move to 24/7 trading, and what does that mean for real estate?

Anthony says the stock market is changing to 24/7 trading starting in October, instead of 9-to-5 Monday through Friday, and banks will follow suit with nothing closed. He says this digital, always-on economy will extend to real estate, letting investors buy property in places like Dubai at 2 a.m. using crypto.

How did Anthony build his real estate portfolio in New Mexico and Arizona?

After going through a divorce and losing money, Anthony found courage to invest out of state. A realtor in New Mexico advised him to buy outside Albuquerque in a residential town, connecting him with D.R. Horton to pick up seven homes at a discount over two to three years. He also bought a duplex near Prescott, Arizona for $300,000 (two 2-bed/1-bath units) based on a realtor connection there.

What happens to people who don't learn about crypto, according to Anthony?

Anthony says if people don't take time to learn about the crypto opportunity, they will be left out, and the middle class will effectively disappear within two years, leaving only rich and poor. He says the debt-based system will stay similar, but people will borrow against digital dollars or deflationary assets instead of inflationary ones.

What practical advice does Anthony give for investors who are skeptical of crypto?

He says not to just listen to influencers, but to 'follow the money' and watch what major institutions like BlackRock, Morgan Stanley, and Bank of America are doing with crypto purchases. He references Warren Buffett's line about buying when there's 'blood in the streets.'

Anthony Martins (00:00)

You can buy a fraction of a property now and get the fraction of the equity and a fraction of the cash flow. How crazy is that? If you’re scared to put forty, fifty, sixty thousand dollars down, a hundred thousand dollars down on a property,

you yeah, you go in in a crypto contract with like 10 other people then we own a fraction of that property, fraction of the equity, and a fraction of the cash flow. How cool is that?

Meghan Escobar (01:56)

Hello, everyone. Welcome back to Real Estate Pros podcast hosted by Investor Fuel. I am your host, Meghan Escobar. And today I have the pleasure of sitting down with a very unique individual who is here to talk about… man, we’re gonna talk about a few different things, but

he was able to retire at a very young age through real estate, has built his crypto portfolio up, and he’s here to talk to us today about what’s to come in the real estate world with crypto in this digital world that we’re moving into. I’m really, really excited to have him on the show here today because it’s—it’s a different conversation than what we normally bring to the table. And I am a hundred percent confident

that he is going to be bringing some value and some gems to this show. Sit back, grab your pens, grab your papers, grab your phones, hit record, do what you gotta do. But Anthony is here to talk about some real stuff right now. Anthony, if you wanna go ahead and tell us, what—what is it that you would want our listeners to know about you?

Anthony Martins (02:57)

I’m Anthony Martins, aka The Real Ketchup Guy. That’s why you see my shirt and my bottle. That’s who I’ve come in to become in retirement. But before that, I was just a hardworking guy. Was a twenty-two-year Hollywood stuntman, and I always wanted to retire young and real estate and crypto helped me do that.

Meghan Escobar (03:15)

I love that. And for one of the things that really caught my attention when we were in our discovery call, if you will, was I asked you, every business owner, every operator I know, they’re—they’re still trying to work around things, still trying to figure something out. And as you mentioned, you’re not a cocky person, but you’re a confident person. And you really didn’t have any area of struggle or any area of that you feel like you

you need to work towards. Can you tell us a little bit about w—what that looks—because I know that a lot of people in business, as operators, as owners, they struggle with some things.

Anthony Martins (03:50)

Yeah, thank—thank you for asking. Being involved in real estate for 20 years, I’ve seen the ups and downs, we all have seen. And I just think that the interest rates are too high right now. I don’t need to dabble on that. And we talked about earlier with crypto, I’ve made so much money in less time than real estate, and it hasn’t even started yet. Which I—which is sad. A lot of people don’t know this. Only seven percent of the world knows about crypto. And I’ve been in

since 2015, when Bitcoin was very low, and everyone said it was a hoax, it wasn’t gonna do anything, and it did. And now—and—and I hate to be a downer on Bitcoin, it’s gonna do great, but it has really no utility. It doesn’t do anything for our new society that’s coming, especially for real estate. There’s this new technology called ISO 20022, I was telling you about that’s actually helped people move along.

Help people in real estate or help the financial system move along. And I’m—I’m a hundred percent into that. I’ve been investing in all that since 2015. And I have a war chest just waiting to see what happens and then I can borrow against it or I can make yield off it. That’s why I’m really not worried about anything and I want to teach people how to do that. And then I teach people how to use this to buy more real estate.

Meghan Escobar (04:59)

That’s amazing stuff. Really your goal at this point in your life, through the success that you found through real estate, through c—crypto, and—and now this marketing c—contract that you have with the—The Real Ketchup Guy, you are really just looking to provide information to people so they are not getting left behind as this new world is—is evolving.

Anthony Martins (05:22)

That—that’s a hundred percent correct. And—and it—yes, on The Real Ketchup Guy, but the contract’s with True Made Foods and they’re healthy. There’s no sugar, there’s no high fructose corn syrup, there’s none of that man-made junk that’s in most of the products. And I didn’t realize that. And I’ve been a ketchup freak since I was like six years old. It’s cool that I found them and they found me because it’s literally just fruits and veggies. And I barely eat that. Now I get my fruits and veggies. I get my real estate, I get my crypto. I’m just helping people be healthy.

Have fun, laugh and make some money.

Meghan Escobar (05:50)

That’s awesome. Hey, might have to look into that. My son’s a—a ketchup kid. That’s—that is great. Thank you for sharing that. And I know that a lot of our listeners, as I mentioned, the—they—they’re not as fortunate as you being in their journey of business and they’re still working through a bunch of things. And however, although things are pretty smooth flowing for you right now, there’s gotta be a time in your

journey that you felt you needed to pivot fast or think quick on your toes or maybe a deal that had gone sideways. And I feel like this is something that I always like to bring up because it’s important for our listeners to know that it’s okay to fail, right? Would you share a moment in—in your journey that brings you back to a time where you had to, make some adjustments,

Anthony Martins (07:25)

I did.

Meghan Escobar (07:25)

overcome some challenges.

Anthony Martins (07:27)

It—it didn’t have to do with real estate, but it did. I went through a really bad divorce and I lost a lot of money. And I lost a son. Was kind of lied to about a kid. It was—yeah, it was bad. And then I got money taken even though I wasn’t the one that stepped out. It was hard. That’s a hard pivot. But it gave me the courage,

for a better word, to go out to different states. I have seven properties in New Mexico I’ve never seen. And they’re crushing it. I have a duplex near Arizona that I’ve never seen. Crushing it. I don’t think I would have had, don’t want to say the B-word, the courage to do it if I didn’t go through that. When you lose everything,

a wife, a son, all your money, why not? And I think it gave me the courage to go and get all this real estate.

Meghan Escobar (08:12)

Was there any specific thing that helped you overcome that difficult time? Because a lot of people might take that scenario and say, I’m giving up.

Anthony Martins (08:22)

There were days, yeah, that I didn’t leave the house and I did give up. But I think it comes to a—you get to a point where you’re like, well, I’ve been in this low for so long. And I was still working as a stuntman then and I was still making decent money. Thank God the community knew, damn, that—that’s messed up. He’s a good dude. Why’d that happen to him? And they were hiring me. I think the fact that I was making money, people were hiring me, and I

And luckily my dad instilled this vision in me. And then I was in New Mexico right before COVID. And just saw this new development happening. Okay. Then I came back home, COVID happened, and rates were low. Right after COVID, interest rates were low, and I knew Netflix was starting a new studio there. I was like, well, wait a minute.

Because Netflix ruined our business. That’s a whole nother story.

We get royalties as stuntmen and they don’t really pay the royalties. Sorry, Netflix. But two, well, if they’re not gonna pay me royalties, why not buy properties next to Netflix? That’s what happened, but I think I wouldn’t have had the courage to do it if I went through all that and had dad just instilled like look for opportunities and

maybe I was lucky I’d—I had already been through six months or a year of grief before I got to see that. And then my parents had moved to town outside of Arizona, a little small mountain town called Prescott, and a duplex for 300 grand. Are you kidding me? Two two-and-ones for 300 grand? I think

that my parents just helping their baby boy go through this process. And I did that. It did well. I was like, whoa. And then, I went to New Mexico and saw those other places. I just think that God works in mysterious ways. And I probably wouldn’t have seen it if—because I didn’t think anything was wrong. I thought I had a happy family. There was no competing, no nothing. What I mean? And I was—yeah, I was comfortable with one rental.

My house that I live in, maybe I had two rentals. But I—you—you stay comfortable.

Meghan Escobar (10:10)

Yeah. It was stagnant.

Anthony Martins (10:12)

Disaster hits, you’re like, “All right, you gotta take your time and

put your head in the sand for a little bit, whatever.”

Meghan Escobar (10:58)

Yeah. Yeah.

Anthony Martins (10:59)

But then wait a minute, what did I learn from this? And—and that’s when I get more property because I had always wanted to retire by forty. And obviously it didn’t—out, but I retired at forty-five.

Meghan Escobar (11:07)

Hey. Right. He does—he does work in mysterious ways. He definitely closes doors and opens doors for us.

Anthony Martins (11:14)

Yes, ma’am.

Meghan Escobar (11:14)

Yeah. And one thing that I also like to bring up in—is that relationship building, in—as a business owner, as an entrepreneur, I think it’s important for people to understand how important it is to—

they often w—we—we hear that—that quote, “Your—your network is your net worth,” right? Building the right relationships. What has made the biggest difference for you in that concept?

Anthony Martins (11:38)

I think what I was talking about, the stunt coordinators that kept me alive during my downtimes to enable me to get into crypto and real estate. I made relationships in my personal work career that helped me stay alive. Then met a great realtor in Arizona to get that duplex. I met a great realtor in New Mexico

who was the one that told me to go outside of Albuquerque and go in this like residential town. And he got me a deal with D.R. Horton, in a two-year span, maybe three, that I picked up seven homes at a discount. But what a great guy or a great realtor or relationship to help me do that. Trying to think what else. I had some—a good

networking friend teach me about Bitcoin. Seven hundred dollars and they said it was crazy. I mean that’s pretty cool since it went all the way up to a hundred twenty-six thousand a coin at one point. And it’s still not bad at eighty thousand and it will go to a million. Mark my word. Record this.

Meghan Escobar (12:31)

It’s recorded.

Anthony Martins (12:33)

It will and—and all the other ones that we might talk about later will go very high too. It’s just—it’s—it—the new world is happening. I’m just bummed that most of the world doesn’t know about it. All real estate and financial systems will have to be retaught in high school, in college, everywhere.

Meghan Escobar (12:48)

And—and you mentioned that the shift is happening pretty fast. Your education, your projection is said to that things will pretty much transition fully digital within the next two years. Is that right?

Anthony Martins (12:59)

Yeah, I would say by 2028, regular money will be illegal. And if I’m wrong, maybe 2030, it’ll definitely be—I’m not sure if you’re familiar with the GENIUS Act that already passed in Congress through the Senate. That was just to pass the stablecoins. Those are the digital dollars we were talking about earlier. Okay. The digital dollars that will help you and I as real estate investors, okay? The crypto aspect of it is called the Clarity Act. That’s getting voted on on September fifteenth.

Mm. I’m praying it’ll go through because then all the ISO 20022 coins—and—and you shouldn’t look at them as coins. You should look at them as new technology that help this old—don’t know how old you are. I’m old, I’m fifty. There’s this system called—

Meghan Escobar (13:39)

I’m forty-two, I’m not too far behind you. Thank you.

Anthony Martins (13:41)

In 25, you go—

there’s this old system called the SWIFT system that was built in the 70s when I was born, and it’s just too outdated. And once the Clarity Act is passed, I have a feeling that these new crypto coins that are the better version of Bitcoin will help the economy just go fast. I mean, look at us, we’re FaceTiming pretty much at the end of the time.

Meghan Escobar (14:04)

Complete opposite ends of the world. Yeah. Or—or the country.

Anthony Martins (14:08)

And we’re doing it like this feed a lot and—

Meghan Escobar (14:09)

Yeah.

Anthony Martins (14:10)

we can text while we’re doing—we can do anything. We can’t do that with money right now. So it’s gonna change the way realtors work, loan officers work, in—in good ways and bad ways. But that’s innovation. Basically at the beginning of email before—no one wanted to use email. What email did for communication, crypto is gonna do for finance.

Meghan Escobar (14:28)

That’s a really great analogy and I think something that people can resonate with, especially for people who were, in the era where email came about. They weren’t born into it, right? Like the millennial like my son and it, even—even me, I don’t think emails were in middle school or grade school, but definitely by the time I got to high school, we were, using that—that type of technology. Yeah, and

I guess the next question that I would like to ask that I think our audience would be—would value from is you mentioned that there’s only seven percent of the world that has knowledge of the crypto opportunity. What happens to those that don’t take the time effort to learn about what’s happening?

Anthony Martins (15:10)

They’re left out. If you think the middle—

Meghan Escobar (15:12)

What does that look like?

Anthony Martins (15:12)

If you think the middle class is bad now, it’s gone in two years. It’s gone. Gone. Rich and poor.

Meghan Escobar (15:17)

That’s it.

Anthony Martins (15:18)

That’s it. It’ll be rich and poor. And then the good thing is, I think the system will stay the same as far as that debt-based system where you can borrow. You just won’t be borrowing against a dollar. You’ll be borrowing against a digital dollar or an asset.

The cool thing is all these assets—

Meghan Escobar (15:33)

Meta.

Anthony Martins (15:34)

Let’s not talk about them.

Meghan Escobar (15:36)

Okay.

Anthony Martins (15:38)

You’ll be borrowing it against a deflationary asset instead of an inflationary asset, which is good. This is good for the dollar. Crypto and stablecoins will keep our dollar dominance. We want. We’re already dominant oil now, whether people agree with it or not.

We control the oil in the world, which controls everything. And if we don’t control the crypto, that’s not good. And it brings so many more jobs to the US. Most of the crypto companies are based here.

Meghan Escobar (16:05)

Okay. I like what I’m hearing. I think the audience might like it too. And what is—

as far as like building relationships, you talked a little bit about that. What is a piece of advice that you want to share with the audience that’s listening in and they might be on the fence about everything’s shifting so fast and learning about crypto and—and—and just all the things that we talked about?

Anthony Martins (16:27)

Life is scary in general, and change is inevitable, right?

I’m at fault for not wanting to change. I had a pager until I had friends with a phone. What are you doing? I had tape around my pager. Didn’t get email till 2003. I’m that guy. I am that dude that was scared of technology. I mean, look at me. I’m on my phone with you. I barely know how to use it. I couldn’t even turn the volume off.

Meghan Escobar (16:50)

He’s not lying guys. It took him ten minutes to just get the audio right.

Anthony Martins (16:55)

Look, I get it. It’s scary. I’ll never forget the first time I was doing a real estate deal. You have to get over the fact a complete stranger has to know exactly how much you make and how much money you have in the bank and everywhere. That’s scary. You have to get over it. You have to learn about credit. And then crypto, you have to do your research, what is happening, and

I guess I’m an influencer now and they say don’t listen to influencers and stuff like that. Okay, if you don’t want to listen to influencers about crypto, well then go follow the money. What are big corporations doing? It’s funny when the market drops, everyone said crypto’s a scam, this and that. But why is BlackRock buying? Why is Morgan Stanley buying? What I mean? Why is Bank of America buying? Why are all the banks buying? But the whole world and the people are saying, run, it’s a scam.

And if you listen to the great Warren Buffett, what did he say? When there’s blood in the streets, buy, baby.

Right?

Meghan Escobar (17:45)

Sad but true, yes. Yes. Yes. Okay. Well I appreciate you, sharing this perspective, sharing this information. I think it’s definitely valuable. And more—more importantly, if you’re paying attention to even the little things, you do know that the world is most certainly shifting and it is changing at Godspeed.

And so Anthony said, you can look this stuff up. You can Google it, the XRPs, the ISO 20022 coins, XLM, all right. Do your due diligence and look it up. And Anthony said, he is here to provide information. He just wants to help people. And so before we do wrap, if somebody did want to learn more about all of this stuff and connect with you,

do you have a community or is there a way for people to reach out to you? What would be the best way for that to happen?

Anthony Martins (18:36)

I’m The Real Ketchup Guy all over the internet. I’m on seven different social media platforms. Send me a message. I’ll give you my cell phone. I have a text thread for XRP. And it’s not just XRP. If you want to learn about crypto in general, I’ll help. Because I feel bad that people are gonna be left out. And Meghan, you’ll love this. And I think your platform and your community need to learn about this. Because of crypto, and we were talking about people that are scared and might want to do stuff,

you can buy a fraction of a property now and get the fraction of the equity and a fraction of the cash flow. How crazy is that? If you’re scared to put forty, fifty, sixty thousand dollars down, a hundred thousand dollars down on a property,

Meghan Escobar (19:14)

you can take a percentage of the square footage.

Anthony Martins (19:16)

you—yeah, you go in in a crypto contract with 10 other people then we own a fraction of that property, fraction of the equity, and a fraction of the cash flow. How cool is that?

Meghan Escobar (19:25)

That’s pretty insane and definitely something that I wanna learn more about. And is this something that is only relevant to commercial property or is this like—

all across the board. Okay.

Anthony Martins (19:37)

Coming in October, the stock market is changing to 24/7. Not nine-to-five Monday through Friday. 24. That’s what tokenization, this digital economy is going to do. Banks will also switch. Nothing will be closed. You’re doing a nice thing for me doing this after hours on this podcast, right? That’s how the new digital world’s gonna work. Same with real estate. Mm-hmm.

You and I will be able to buy something in Dubai at two in the morning if we want with crypto.

Meghan Escobar (20:02)

That’s pretty insane.

Anthony Martins (20:03)

It’s happening. It’s already happened. You guys can look it up.

Meghan Escobar (20:06)

Well, is it—is it safe to say that—that it’s happening because you’ve personally have already done it? I know you mentioned you have some properties in New Mexico, you have some properties in states that you haven’t even seen. Is that through crypto purchase or—

Anthony Martins (20:20)

That was through the regular purchase. That’s a great question. The only reason I’m waiting for the crypto aspect is because I’m waiting for the Clarity Act to be passed, we talked about earlier. The

Meghan Escobar (20:28)

Hmm, I see.

Anthony Martins (20:29)

Clarity Act is basically gonna make it where every—they have rules and regulations. Since I got in 2015, it was the Wild Wild West. You were at the university of, “Okay, I buy this, maybe it gets banished, it goes away.” It wa—it was crazy. It’s still crazy.

It needs rules and regulations.

Meghan Escobar (20:45)

That’s right.

Anthony Martins (20:45)

And it has a—and it’s going.

Meghan Escobar (20:47)

Going fast.

Anthony Martins (20:48)

It’ll wipe out our debt. Mark my word. I know it’s recorded. It’ll wipe out forty—what is it, forty trillion?

Meghan Escobar (20:54)

Wow.

Anthony Martins (20:54)

Right? That’s our debt. It’ll wipe it out.

Meghan Escobar (20:56)

It could be a—it could be a level up for people who are in heavy debt, but if they don’t learn about

what’s to come, more than likely they’re gonna stay at the bottom. Is that safe to say?

Anthony Martins (21:07)

That’s correct. I mean, think about at least what I’ve seen going through time. We always call old heads, and old heads don’t want to learn new stuff. And I said, I didn’t want to learn new stuff. And I think it took for my dad to pass. And he had told me when I moved to California in 1999 from the East Coast. He done—he said, “I’m glad you’re following your dreams.” And I was poor, guys, by the way, for seven years.

I barely made $10,000 a year. If any listener wants to hear, “This guy was rich, he was a stuntman.” I made five thousand dollars my first year, seven thousand dollars my—in Los Angeles. I was broke as a joke, eating a piece of bread with ketchup on it, like broke. And then right before I started working my seventh year, I bought my first property with credit.

Anyone can do this. You just have to put your mind to it.

Meghan Escobar (21:51)

Love that. Amazing stuff. Well, thank you so much, Anthony, for sharing this wisdom, this knowledge, this cracking-the-code type of information. And again, guys, if you do want to connect with Anthony, we are gonna have his links below. You don’t have to go far, you don’t have to go out of your way. You just click the link below. And for those of you that are tuning in, if you did get any value from this, please be sure to hit like and subscribe. We’ve got more conversations coming in.

Maybe not just like this, but with operators providing some value. And everyone who is building—anyone who’s building a real business in real time with real people. I appreciate you tuning in. Anthony, I appreciate you taking the time out of your day to be here and providing this information for our audience. Thank you again. And we’ll see you on the next episode.

Anthony Martins (22:38)

Thank you for having me.

Meghan Escobar (22:39)

You’re welcome.
